How we work
If you have never run a renovation or a new build, the process can feel opaque. Here is how we run a project from the first call through the final walkthrough, and what you are responsible for at each step versus what we handle.
First call
We start with a conversation about what you want to build, where, and roughly when. You do not need drawings or a plan ready — we can talk through the idea in plain terms and decide together whether it is a fit.
Tell us what you want to build, your town, and your timeline.
Listen, ask the right questions, and give you an honest read on scope.
Site visit and scope
We come out to see the property and the existing conditions. For renovations, this is where we learn what is behind the walls that will affect the work. We talk through options and trade-offs in real terms.
Walk the property with us and share anything you already know about it.
Assess conditions, identify the real scope, and flag what could affect budget or schedule.
Design and permits
If you have an architect, we coordinate directly with them and your engineer. If you do not, we can help you find one. We then handle the permitting process with the town or village that has jurisdiction over your property.
Engage an architect (we can help) and make design decisions as drawings develop.
Coordinate with your design team and manage permits and submissions to the building department.
Estimate and agreement
With drawings in hand, we put together a clear estimate and a written agreement that spells out the scope, the schedule, and how changes are handled. No surprises buried in fine print.
Review the estimate and agreement and ask questions.
Provide a clear, written scope and walk you through it line by line.
Build
Construction runs on a set schedule with the owner on site. We coordinate every trade, order materials with the right lead times, and keep the site clean and safe. You get regular updates on what is happening and what is next.
Make finish selections on schedule and stay in touch as questions come up.
Run the build, coordinate trades and materials, and keep you informed.
Final walkthrough
When the work is done, we walk the finished project with you, address any details that need attention, and hand over a clean, complete home. This is where the build is finished, not just declared done.
Walk the project with us and point out anything you want adjusted.
Address final details and hand over a clean, complete space.
