Custom home building and renovations in Westhampton Beach, NY
Westhampton Beach is our home village, and the only place on this list where we are local rather than a service-area builder. It is a small incorporated village at the western edge of the South Fork, with a walkable Main Street, a year-round population, and a beachfront that changes character completely once you cross Dune Road. The housing stock runs from older village cottages on narrow lots to substantial oceanfront homes built to take the worst the Atlantic can deliver.
Building here means working in two different worlds at once. In the village core, lots are tight, setbacks matter, and a renovation often has to respect the scale and rhythm of the street. Out on the dune and waterfront parcels, the work is coastal construction: wind exposure, salt, flood-zone elevation, and foundations that have to hold up to storm surge. The distance between those two conditions is sometimes a few hundred yards.
Westhampton Beach is an incorporated village with its own building department, so permits and plan review run through the village rather than Southampton Town. Waterfront and dune parcels can also fall under state Department of Environmental Conservation and federal flood-zone review. We handle the village submission and coordinate any additional coastal approvals the parcel requires.

Village core meets the dune line
The contrast that defines Westhampton Beach is how quickly the work changes by location. A renovation in the village is often about fitting modern living into an older cottage footprint: tight access, shared driveways, and a building department that cares about how the house reads from the street. A project out on Dune Road is a different animal entirely, with elevation requirements, wind-load framing, and exterior materials chosen to survive salt and storm.
Because we are based here, we know the village staff, the inspectors, and the conditions on the ground in a way that only comes from working in your own backyard. That shows up in the details: which lots have drainage issues, which streets have access constraints, and which waterfront parcels carry coastal review on top of the village permit.
Building in Westhampton Beach
Do permits go through the village or Southampton Town?
Westhampton Beach is an incorporated village with its own building department, so permits and plan review run through the village. Waterfront parcels may also need state or federal coastal review on top of the village permit. We handle the village submission and flag any additional approvals during the first conversation.
Is building out on Dune Road different from the village?
Yes, and significantly. Dune Road and waterfront parcels sit in coastal and flood zones, which brings elevation requirements, wind-load framing, and exterior material standards that village-core work does not. The two are effectively different building conditions a short distance apart.
Can you work on a tight village lot with limited access?
Many village cottages sit on narrow lots with shared driveways and close neighbors. We plan staging, delivery, and demolition around those constraints so the work does not disrupt the street more than it has to. Access is one of the first things we look at on a village walk-through.
Are you based in Westhampton Beach?
Yes. Westhampton Beach is our home village, which makes us a local builder here rather than a service-area builder. We know the village building department, the inspectors, and the conditions on the ground from working here regularly.
If your house is in the village or out on the beach, the best first step is a walk-through and a conversation about what the lot and the building department will allow.
Scheduling work in Westhampton Beach follows the East End building calendar. Read our guide to when work can happen to understand how the season and the village rules shape a project here.
